We’re an independent service provider, not affiliated with Plant Prefab. For electrical conduit and sewer lateral work, we typically specify Schedule 40 PVC for below-grade runs in Burbank’s clay-heavy Magnolia Park soils, where we’ve seen thinner-wall pipe crush after two wet seasons. • The electrical panel shows no available breaker space for the subfeed. Plant Prefab’s HVAC is all-electric; you cannot assume a gas furnace will reduce the load. We measure actual draw during startup, and in Burbank’s 1960s stock, panels are often full with tandem breakers already installed.
• Sewer backup occurs when both units run water simultaneously. The original 4-inch clay lateral to the street may be intact for the main house alone, but adding a kitchen and bath often reveals partial collapse or root intrusion that was previously borderline. We camera every lateral before the connection.
• Gas pressure drops when the tankless water heater fires. Plant Prefab sometimes specifies a tankless unit that needs 199,000 BTU on a 1-inch line. If your main run is 3/4 inch from the meter, you’ll get flame rollout and error codes, not hot water.
